What is Snagging?
Snagging is the process of inspecting a new property for defects (snags) in the finish and of ensuring that developers finish your property to specification. The developer is responsible for correcting defects within specified timescales and, if your snagging list is not reported to the developer in time, any repairs will be at your expense.
Spain Snagging Inspections: Why Snag Your New Home in Spain?
The average new home will have many defects, mostly minor but occasionally major. You may prefer carry out the snagging inspection yourself. However, making a special trip to Spain and trying to resolve these issues remotely with the developer can be time consuming and expensive and cannot guarantee a quality finish. Our bi-lingual snagging inspectors will recognise and report on defects in English & Spanish to you and to the developer.
Your Next Steps
- Tell us the location details of your Spanish property and the contact details of the developer
- Send us your authorisation to undertake the snagging survey for you to enable us to show the developer. We recommend that you also email or ring the developer once you have commissioned us.
- Make payment by credit card of bank transfer
Our Next Steps
- Firstly we notify the developer that we intend to perform the snagging inspection and meet them at your property.
- When the survey is complete, we send you a copy of the Snagging Inspection Report. If you have any questions we will follow these up via email or telephone.
- Prior to completion we will, if requested, arrange a further snagging visit to your property to ensure that defects have been remedied and that the property is ready for you to complete the purchase.
In the unlikely event we find a serious fault that may be structural, we recommend that a structural survey is carried out. This is an additional cost, as the snagging inspection services deals with finishes rather than structure. We would be able to arrange a specialist structural survey on your behalf.
Our fees for snagging inspections are as shown below and are subject to the addition of IVA (VAT) at 16%. Clients who subsequently take up our property management service, will receive a discount of 50 € at that time.
